Why Rental Properties Are the Worst Type of Rea...

This essay sheds light on why rental properties are the worst type of real estate investment and also elucidates why storage facilities are the best type of real estate investment. Moreover, how to make money so that you can afford to invest in buying real estate is delineated in this essay. In spite of their touted merits, rental properties are arguably the utmost worst type of real estate investment for a multitude of reasons. To the dismay of the investor, buying rental properties, such as single family homes, entails succumbing an exorbitant amount of debt financing which does not always culminate in generating positive cash flows, especially if the tenants renege on their lease agreements and desist from paying their monthly rent. At the end of the day, the property owner is responsible for paying property taxes, home owners association fees, homeowners insurance fees, continual home maintenance costs, and even other unexpected costs. The risks of owning rental properties over other types of real estate can be substantial, especially when you are dependent upon potentially irresponsible tenants to pay your mortgages for these rental properties.Irresponsible tenants can be eminently difficult to evict from your rental properties, even if they continuously shirk off honoring their lease agreement by not paying their monthly rent. Moreover, as a property owner, you may have to pay exorbitant fees out of pocket to undergo the costly eviction process which can take months to finalize. Some investors would not even consider procuring rental properties since the massive risks can easily outweigh the upsides, especially when the the investor feels as though the tenants have more rights than the landlords. Additionally, ample investors are reticent about hiring an expensive property management company to deal with their property issues. Investors that cannot actively manage nor maintain their properties due to living far away from their properties may ne 1. Language: English. Narrator: Steve Miller. Blood Diamonds: The Controversial History of Mi...

The commercial exploitation of Sierra Leonean diamonds began in the early 1930s, in the Kono District in the east of the country. The first discoveries had been made by a British-held concern called Consolidated African Selection Trust, or CAST, in which a British shareholder body, Selection Trust Limited, shared a significant interest with the diamond giant, De Beers. Transparency, of course, was not by any means absolute, but under British colonial oversight, the movement of diamonds out of the country was regulated and royalties channeled reasonably appropriately. In the past, all diamond mining in Sierra Leone had fallen under the control of the Sierra Leone Selection Trust - or SLST - a private investor body with exclusive rights to mine diamonds in Sierra Leone. By the mid-1950s and 1960s, illegal and illicit mining had taken over large areas of production. Figures vary, but by the 1960s, one can assume a figure of upwards of 100,000 illegal miners, both domestic and foreign, were active in the Kono District. Armed groups began to appear, challenging private SLST security, eventually fermenting a situation of anarchy under which regulated and taxed diamond production diminished to a trickle. Naturally, the corruption was at its most pervasive and creative surrounding diamonds. The industry was effectively criminalized, becoming the basis of a patrimonial shadow system geared toward sustaining wealth and power at its center. Distrustful of his own countrymen and tribal opponents, Stevens handed off much of the day-to-day business of diamonds to Lebanese businessmen who had been a somewhat anomalous presence in Sierra Leone since the end of the 19th century. From a peak of over two million carats officially exported in 1970, legitimate diamond exports dropped to 595,000 carats in 1980 and 48,000 carats in 1988. 1. Language: English. Learn about Land Trusts with iMinds Money's insightful fast knowledge series. A land trust is an agreement whereby one party, the trustee, agrees to hold ownership of a piece of real property for the benefit of another party, the beneficiary. Corporations set up land trusts as intermediaries that hold and manage property on behalf of investors in return for management fees. Being a trust, they are legal entities that separate ownership from control with investors being the ‘beneficial owners’ giving them property rights while the legal title is held in the trust’s name. Land trusts are not only designed for investment purposes but can also be created as non-profit organisations for conservation or welfare pursuits.Since growing in use from the early 1990s land trusts have become a popular investment option. This is due to them providing the security of investing in ‘brick and mortar’ whilst offering other additional advantages. Investing in land trusts makes it possible for investors to own small parts of properties if they do not have the finance or do not wish to purchase the property outright. The lower cost of purchasing just a portion of a property can allow investors to diversify into a larger number of properties. This diversification reduces exposure to market fluctuations in particular property markets. Investing in land trusts also allows the investor to separate themselves legally from their property assets. iMinds will hone your financial knowledge with its insightful series looking at topics related to Money, Investment and Finance.. whether an amateur or specialist in the field, iMinds targeted fast knowledge series will whet your mental appetite and broaden your mind. iMinds will hone your financial knowledge with its insightful series looking at topics related to Money, Investment and Finance.. whether an amateur or specialist in the field, iMinds targeted fast knowledge series will whet your mental appetite and broaden your mind.iMinds uni 1. This book analyzes the Mexican experience withrespect to the application of one of the mostcontroversial standards in international investmentlaw: the obligation to provide a fair and equitabletreatment (FET) to foreign investors. A hypothesis ofthis book is that it is not appropriate to define anormative content of the FET standard by onlydiscussing the host country measures taken, allegedly, against a foreign investor. Rather, in theanalysis of different cases involving Mexico, theperceived conduct of the foreign investor could beused by the host country as a defense in allegationsof FET violations. According with this book, this isthe only approach that seeks to find a balancebetween the investors rights and the legitimatedomestic public policies of the host country. This book analyzes the factual circumstances andlegal allegations marshaled by the parties in thosecases involving Mexico, and highlights thedifferences in the construction of the FET standardmade by the tribunals in the cases resolved In theNAFTA context, and those settled in the framework ofthe Bilateral Investment Treaties.
